Responsible Investing

As a commercial real estate lender, responsible investment considerations are most relevant to FBRT through our underwriting, due diligence and ongoing risk management processes.

FBRT’s investment approach aligns with BSP’s Responsible Investment Policy and considers material sustainability factors where relevant to credit risk, collateral value and long-term investment performance.

As part of our underwriting process, FBRT evaluates potential environmental risks associated with the properties securing our loans. We typically require a Phase I environmental site assessment and may consider factors such as environmental liabilities, green building certifications, and energy and water efficiency when evaluating the sustainability and marketability of collateral.

Where appropriate, we also evaluate insurance coverage and other structural protections designed to mitigate risks associated with weather, natural disasters and other environmental factors.

Environmental Responsibility

FBRT is committed to responsible environmental practices and operates in accordance with our Corporate Environmental Policy, which addresses energy conservation, pollution prevention, waste reduction and compliance with applicable environmental requirements.

As a financial services company, FBRT’s direct operational environmental footprint is relatively limited. We implement various environmental strategies and initiatives based on identified climate-related risks that are relevant to our operations, as reported in our 10-K.

FBRT adopts green strategies across our facilities and buildings to conserve energy, reduce natural resource consumption, and decrease greenhouse gas emissions, while maintaining a safe and healthy workplace for all employees and guests.

One Madison: Our Sustainable Workplace

FBRT’s headquarters at One Madison in New York City is located in a LEED Gold-certified building featuring energy-efficient systems, natural light, outdoor green space and other environmentally conscious design elements.

Our People & Communities

Our success depends on a talented, engaged workforce. In collaboration with BSP and Franklin Templeton, employees have access to competitive compensation and benefits, professional development, training, mentorship and other resources designed to support their wellbeing and long-term development.

We value open communication and employee engagement and provide opportunities for employees to provide feedback semiannually via business-wide surveys.

We also believe in supporting the communities where our employees live and work. BSP supports employee involvement in their communities through initiatives including paid time off for volunteering and charitable gift matching.

We are committed to maintaining a safe, inclusive and respectful workplace and providing equal opportunities for employees. Additional information is available in our AntiDiscrimination and Anti-Harassment Policy.

Corporate Governance

FBRT is committed to strong corporate governance, accountability and ethical business practices. Our governance framework and policies are designed to promote transparency, effective risk management and responsible decision-making.

We also engage with stockholders throughout the year to understand their perspectives on our business, strategy, corporate governance and other matters.
